Hiring the right specialty contractor for your institutional or commercial facility isn’t just about getting the lowest quote. The wrong contractor can mean shoddy installation, liability exposure, schedule delays, and rework costs that far exceed whatever you saved upfront.
1. Active WSIB Coverage
This is non-negotiable. Before any contractor sets foot in your facility, confirm they have current Workplace Safety and Insurance Board (WSIB) coverage. Ask for a WSIB Clearance Certificate and verify it’s current. Without it, you as the property owner or general contractor may be held liable for workplace injuries on your site.
2. Proper Commercial Insurance
Beyond WSIB, your contractor should carry commercial general liability insurance with adequate coverage limits for your project. For institutional work in hospitals or government buildings, ask for a certificate of insurance naming your organization as an additional insured.
3. Experience in Your Facility Type
A contractor with extensive residential experience is not the same as one who has spent years working in active hospital environments. Institutional facilities require:
- Working in live buildings without disrupting operations
- Understanding infection control protocols in healthcare settings
- Familiarity with Ontario Building Code requirements for accessibility and safety
- The ability to coordinate with other trades and general contractors
Ask for references from similar facility types — specifically comparable environments to your own project.
4. Relevant Certifications
For metalwork and welding, Canadian Welding Bureau (CWB) certification is the industry standard for weld quality. For specific product lines, ask whether the contractor has manufacturer training or approval. Certifications aren’t just credentials for show — they represent documented quality standards that protect your project.
5. Clear, Written Scope and Pricing
Before you commit, make sure you have a written quote that clearly defines scope, materials, schedule, and payment terms. A professional specialty contractor will provide a written proposal that specifies exactly what is and isn’t included — protecting both parties and setting clear expectations.
